Electrical Safety Certificate for Landlords
As a Landlord you are responsible for the safety of your tenants, and to “keep in repair and proper working order” the gas, electricity and water supply installations. You must be able to prove that you have taken reasonable steps to ensure the safety of the electrical fixed wiring and appliances within the property. All electrical testing and inspection should, of course, be carried out by a qualified electrician.
Electrical Safety Certificate: Periodic Inspection Report
For the fixed wiring test you should have a full ‘Periodic Inspection Report’ carried out, which is also known as a Landlord Electrical safety certificate. This tests every aspect of the electrical installation and produces a full 5 page report on the fixed wiring with any recommendations or deviations detailed in the report. This is recommended to be carried out at least every 5 years with a visual report and appliance testing carried out every year.
